Pet Policy and Guidelines 

We've included the house rules for pets below for your review. The list might seem extensive but, learning from our past experiences, we've developed a fair policy that ensures we may maintain the property an awesome place to stay for both current and future guests alike!

  • At the time of booking or most certainly before checking in please make sure to make us aware of any pet(s) that will be staying in the unit. The property is supervised 24/7 through CCTV and on site personnel, undeclared pets found to be in a room may insure a cleaning fee of up to $500.00
  • A $30 Per pet per night fee will be applied for your stay (Published room rates do not include the pet rate) and will be requested through the app. Pets must be non-dangerous/non-aggressive.
  • Forbidden Dog Breeds: Bull Terriers, Rottweilers, Stafford Bull Terrier, Doberman Pinschers and any Wolf Breed Mix. Due to our insurance policy, if you are found to have any of these breeds of dog on premises you will be asked to remove the pet or be evicted. 
  • Please prevent loud barking/other noises that may prevent other guests from having a pleasant stay (so,  if you have a noisy pet,  we ask that you please do not bring them) 
  • We have a maximum of two pets per unit.
  • Pets are not allowed to get up on any of the furniture (THIS INCLUDES THE BEDS, If you would like us to make up a doggy bed out of old comforters we no longer use we would be happy to accommodate please simply request this upon check-in as a "Modifier"  to the Pet Fee, there is no extra charge for this service:) 
  • Any excessive shedding/damage must be cleaned up prior to departing from the unit. Please reach out to us via the app if you need cleaning supplies and we will do our best to accommodate.
  • All pets must be kept on a leash at all times on the property until inside the unit with you.
  • You must clean up and dispose of your pet's waste. Pets can relieve themselves on the large hill in the North East corner of the parking lot (Between units 23 and 24) or on the back side of the West end by the staircase. Please do not take them to the Grass or playground area. 

These rules are here to keep the units clean and in good condition, We take extra cleaning steps in every pet room to ensure it stays as allergy friendly as possible. Thank you for your understanding and agreement to this list of policies and requests! 

Guest Behavior/Conduct

We do not allow parties, large gatherings, or unruly/rowdy behavior, with no exception. Quiet hours are 10:00 PM to 7:00 AM Daily! If you create a disturbance to the point where you are disrupting the sleep of others and reducing the quality of the stay, management reserves the right to evict from the unit without refund.

We ask you follow the golden rule: "Simply treat others as you wish to be treated." As our guest we welcome you, but we expect you to treat our employees, the shared spaces your unit, and the guests that surround you with respect. This means no fighting, drunken buffoonery, sexist, racist, or otherwise derogatory remarks on property.

Strictly no drug usage on property, reported occurrences will be turned over to law enforcement. No smoking / No Vaping  of any kind is allowed in any unit, per Colorado Clean Indoor Act you may smoke 25 feet away from the building or in your personal vehicle. We ask that if you are smoking marijuana, while it is legal please do so only in your personal vehicle and as far away from any building as possible. Smoking in a room may incur a cleaning fee of up to $500.00

No firearms are allowed on premises. 

We aim to give all guests as quality of a stay as possible so ask you to politely take your rowdiness off premises so that we can maintain a safe, clean, and respectful vacationing space for all who visit.

Cancelation Policy 

  • No charge and deposit will be refunded if canceled prior to 7 days of arrival​ confirmation:
  • Reservations must be confirmed with a valid Visa, Master Card, American Express, Discover, which we hold on file up to 7 days beyond checkout for incidental purposes. 
  • A payment of 30% of the reservation total is due at time of booking.  Full payment is due upon check-in on the scheduled date. The credit/debit card on file maybe authorized the remaining balance due for the entire reservation 1 day prior to check-in.
    • If the card on file declines, the reservation will automatically be canceled and no refund will be given. Please make sure there are sufficient funds on the method of payment on file 24 hours prior to the arrival date and there are no locks or charge restrictions on that card.

Cancellation Refund Policy: 

  • Reservations must be canceled more than 7 days prior to check-in date in order to receive a full refund. 
  • Reservation canceled 6 days’ notice or less (up to 24 hours) will not be charged the remaining balance due. However, the 30% deposit will be held. 
  • Cancellations within 24-hour notice will be charged in full for the first night of the stay and no refunds will be given past this cutoff date. If amount for a single night stay is less than the initial 30% deposit the deposit will be kept in full in lieu of the first nights charges.
  • No refunds will be issued due to weather/road conditions, flight cancelations, family emergencies or unexpected illness.

Extenuating Circumstances

What would qualify as an extenuating circumstance?

  • Changes to government travel requirements. Unexpected changes to visa or passport requirements imposed by a governmental agency that prevent travel to the destination. This doesn't include lost or expired travel documents nor other personal circumstances relating to a guest's authorization to travel.
  • Declared emergencies and epidemics. Government declared local or national emergencies, epidemics, pandemics, and public health emergencies. This does not include diseases that are endemic or commonly associated with a remote area. 
  • Government Travel Restrictions. Travel restrictions imposed by a governmental agency that prevent or prohibit traveling to, staying at, or returning from the listing location. This does not include non-binding travel advisories.
  • Natural Disasters. Natural disasters, acts of God, large-scale outages of essential utilities, volcanic eruptions, and other severe and abnormal weather events. This does not include weather or natural conditions that are common enough to be foreseeable in that location. 
  • Extenuating circumstances unfortunately  do not included, cold/illness, death of a relative or pet, change of plans or flight cancelations, while we are not unreasonable and will do our best to accommodate you we reserve the right to enforce our cancelation policy unless circumstances meet the above defined terms. 

Weather and Road Closure Policies

What if we can't make it due to the snow or road conditions?

Although we wish we could guarantee that you will have great weather for your trip, we unfortunately cannot. Therefore, please verify road conditions and travel plans as far in advance as possible. The cancellation policy is applicable to inclement weather, including but not limited to, wildfires, blizzards, and hurricanes.

What is your cancellation policy if we can't make our reservation due to last-minute road closures with no alternative routes being available?

In the rare occasion that all mountain passes are restricting travel to the area in a similarly reasonable timeframe we will grant you the option to reschedule your reservation. You will be charged in full for the full amount of your booking and a gift certificate will be issued to you for the amount which was received. You may then use this gift certificate to rebook your stay in a 1 year timeframe.
